A roof repair is what you need when something happened. A low branch opened the membrane, hail dimpled the panels, a vent lid tore off on the highway, or a section of decking went soft under a leak nobody caught. That is different from routine resealing, and it needs the roof opened up rather than sealed over.
We start by finding the edge of the damage, not the middle of it. Membrane gets cut back to sound material, wet decking comes out, framing gets checked, and the new panel goes down flat before anything is bonded over it. Then the membrane is patched or replaced and every penetration in the work area gets fresh sealant rated for that roof type.
If we get up there and the rest of the roof is at the end of its life, we will say so. Sometimes the honest answer is a reseal or an Apex Armor coating instead of a third repair in two years.
